In the last four years Mr. Jose Maria Ruiz Castillo has handled well over a hundred sales in Spain and is therefore an expert in the field. He will not be involved in any transaction that is not strictly legal even if it results in the loss of a sale. He works with honesty and transparency. The steps undertaken to carry out a sale are as follows:

First of all he will check with the Land Registry to ensure the property is legal and free of liens. If there are problems he will advise whether the sale is not viable or how to resolve any discrepancies.

Once the legality of the property is clear and the price has been agreed he will prepare a contract and he will be present when the monies are paid. He will then accompany you to the notary and translate the Public Deed explaining in detail the contents and implications. He will deal with the paperwork associated with the Public Deed including going to the bank, overseeing the cheques and bank certificates, as required, to sign off the transaction.
He will translate the final document with you and the notary and clarify the conditions of the sale and the implications of same. Once the Public Deeds are signed and you have the keys and possession of the property he will pick up the documentation and pay the notary fees on your behalf. He will also pay the taxes, 7% of the value of the property, at the regional tax office, Junta de Andalucia.
He will submit the documents to Land Registry for inscription in the area where the property is located.

Often clients are not informed of the need to have the property documented at the Land Registry and later, when they want to sell, this lapse has dire consequences. He ensures that the sale is completed and all the documentation is in order thus avoiding problems in the future.

On completion he will collect the documents from Land Registry and hand them over to you so you have the land registry reference number of the property, its description, the names of proprietors and a record of the legality of the sale.
