Register which, of course, must be interpreted in order to ascertain whether the property is legal or not. By investing in a good english speaking lawyer when selling a property, you can make sure that all of your wishes are included in the clauses of the Public Deed relating to the transfer of the property, thus avoiding any unforseen problems due to incorrect information being included in the Public Deed, which may result in bad consequences for yourself at some time in the future.

3. When a property is sold, the seller is obliged to pay CONTRIBUCION. This is a tax payable to your local Town Hall and must be paid by the seller. There is a maximum period of 66 days, from and including the day of signing the Public Deeds, to pay this tax. If the tax is not paid within this period the Town Hall can have your bank account and any other assets frozen and for this reason it is advisable to employ a lawyer to make sure that the tax is paid on your behalf.

4. Finally a lawyer representing you will, a few months after the transfer of the property  has taken place, obtain a Simple Note from the Land Register, corresponding to the area where the house is situation, making sure that change of ownership has been registered and that the property is now in the name of the purchaser.

If this transfer has not taken place then the seller will still be responsible for any associated debts connected with ownership of the property. The property transfer is not finished and fulfilled until the registration has taken place in favour of the buyer.
